As the City of Winnipeg prepares to mail out property assessment notices for 2024, it's important for property owners and tenants to ensure their property is assessed accurately to avoid overpaying taxes and encountering inconsistencies in their property’s valuation.
How are property assessments calculated?
A property assessment is the process of determining the value of a property. It’s conducted by the City of Winnipeg's Assessment and Taxation Department and is based on factors such as a property's location, size, age, and condition. Once the property assessment is complete, the city uses it to calculate property taxes owed.
Assessments are delivered in advance of the year in which they apply. The City of Winnipeg follows a biannual assessment cycle, which means 2024 is the second year of this current cycle and evaluates properties as of a market valuation date of April 1, 2021.
Property assessment notices for 2024 will be released on June 5, 2023, with an appeal deadline of June 28, 2023.
